What’s Happening When

Wolborough Grange will include up to 1,210 homes along with associated infrastructure and facilities. The phasing plan and schedule below provide an anticipated programme for the delivery of all phases of infrastructure, open space and housing, including custom build and other built elements.

Phasing Plan


The plan below was approved through the discharge of outline planning condition 5 and specifies the proposed timing for the delivery of each phase, including areas of public open space, housing (including self or custom build) and other built elements of the development. The plan also ensures that open space will be delivered prior to 50% occupation of its adjacent residential parcel.

The Heart of Our New Neighbourhood


  • The local centre will form the ‘heart’ of the new neighbourhood with a mix of uses that, together with the design and layout of the local centre, are being discussed with Teignbridge DC as part of this phase’s reserved matters planning application.
  • The community centre reserved matters application is currently being prepared for submission this year. It is anticipated that this important part of the development will be opening in 2028.
  • The land for a school is already safeguarded and, following approval of its location by the Local Authority, it will be for Devon County Council to deliver in the future.
  • Opportunities for employment / business use, and care home facilities have also been designed into the scheme.
